The right location
Homes close to support networks, public transport, shops, healthcare and community facilities—not simply wherever stock is available.
ContactFor social housing & service providers
We acquire and refurbish South West properties around provider-led briefs—for social housing, supported living, specialist accommodation and long-term housing partnerships.
Start with the need
A property can look suitable on paper and still fail the people who need to live or work there. The wrong location, layout, access, staffing provision or commercial arrangement can delay mobilisation and create avoidable cost.
We begin with your intended residents, service model and operating requirements. We then assess, acquire and refurbish a property against that agreed brief, keeping your team involved before decisions become expensive to change.
What providers need solved
We have designed our partnership approach around the questions commissioners, housing teams and service providers need answered before they can commit to a property.
Homes close to support networks, public transport, shops, healthcare and community facilities—not simply wherever stock is available.
The right bedroom mix, communal space, bathrooms, staff facilities, outdoor space and separation between private and shared areas.
Accessibility, assistive technology and specialist layout requirements agreed before works begin, reducing late changes and failed mobilisation.
Early consideration of planning, building control, licensing, fire strategy, certification, handover and the target mobilisation date.
A practical conversation about lease term, rent, nominations, voids, repairs, compliance, access, insurance and who is responsible for what.
One point of contact, visible works progress, early escalation of issues and a home that is properly snagged before handover.
Refurbishment-led delivery
We refurbish nearly all the properties we acquire. That gives us the opportunity to plan the layout, accessibility, finishes, technology and operational details around the service—not ask a provider to work around an unsuitable house.
Requirements are agreed with the provider and, where appropriate, occupational therapists, designers, building control, fire advisers and other specialists.
A brief built around residents
Every person and service is different. These are examples—not a fixed package—and remain subject to the chosen property, permissions, professional design and the agreed specification.
Level or gently graded approaches, ramps and accessible entrances where the brief and property allow.
Wider doors and corridors, wheelchair turning space and layouts that reduce unnecessary barriers.
Lowered or adjustable worktops, reachable storage and suitable appliance positions where required.
Level-access showers, grab-rail provision, suitable clearances and reinforced walls for future fittings.
Space or structural provision for hoists, through-floor lifts, assistive technology and telecare where specified.
Sleep-in rooms, staff offices, secure records or medication storage and suitable welfare facilities when needed.
Fire-safety measures, robust finishes, secure gardens, good lighting and materials that are practical to maintain.
Lighting, acoustics, colour contrast, privacy and calm spaces shaped around the people who will live there.
Accessible parking or drop-off, safe external routes and good links to everyday services and local life.
How a partnership moves forward
Residents, service model, location, property criteria, adaptations, commercial terms and target date.
Assess existing stock or acquire a property that has a credible route to meeting the brief.
Develop the layout and specification with provider and specialist input before major works begin.
Deliver the agreed works with progress updates, decisions recorded and issues raised early.
Complete certification, snagging, responsibilities and mobilisation information before occupation.
Clear responsibilities
Property Pow Brothers is a property owner and operator. We do not provide care or support. The partner organisation remains responsible for the care, support or statutory service it delivers.
We want the legal, tenancy and operating arrangements to make those responsibilities clear—from repairs and compliance access to nominations, voids, safeguarding interfaces and escalation.
Provider questions
Yes. We refurbish nearly all the properties we acquire and prefer to agree the provider brief before works begin. That can include accessible layouts, wider doors, lower kitchens, wet rooms, staff space, assistive technology and other service-specific requirements, subject to the building, permissions and specialist advice.
We welcome conversations with registered housing providers, supported-living and specialist accommodation providers, charities, community organisations, local-authority teams and established care or support organisations that need a separate property partner.
We source, acquire and refurbish property across the whole of South West England. A precise town, catchment or travel-time requirement should be included in the initial brief.
No. Property Pow Brothers provides and operates the property. The partner organisation remains responsible for the care, support or statutory service it delivers. The legal and operational arrangements should preserve the correct separation of accommodation and care where required.
Start with the resident group and intended service model, required area, property type, bedroom and bathroom mix, accessibility and sensory needs, staff facilities, transport and parking, technology, compliance requirements, commercial terms and target mobilisation date.
The exact route depends on the property and intended use. We identify the relevant planning, building-control, licensing, fire-safety, gas, electrical, energy and other evidence with the provider and appointed professionals, then agree what must be completed before handover.
Potentially. We first assess the building, proposed use, planning and technical constraints against the provider's brief. If it is not a responsible match, we would rather say so early and look for a more suitable property.
These points are agreed for each partnership and recorded clearly. The discussion should cover day-to-day and planned maintenance, emergency access, compliance checks, nominations, void responsibility, rent, insurance, escalation and handback arrangements.
Current and future requirements
Send the location, resident group, property and accessibility criteria, commercial requirements and target date. An early brief is welcome, even if the scheme is not yet final.
